Bear Creek Road, Talking Rock, GA 30175

Property Description

Pull in new entrance to this 70+ Acre tract that has been in the family a long time and is located on a private gravel road behind Winery and Vineyard just off Yukon Road only 15 minutes from Wal-Mart in Ellijay. Property is located on Gilmer/Pickens line landing in Gilmer and New Clear Creek School District. Perfect for family complex offering multiple home sites with panoramic views. Property has been groomed over the last couple of years including a select timber harvest performed by Georgia Reg. Forester #1819 to thin and manage existing stand of timber. Resulted in opening up spectacular views and potential home sites while leaving many hardwoods, dogwoods and maples for gorgeous Fall Colors. Also, a network of roads were established throughout the property along with installation of underground utilities with both electrical, phone and internet services for easy development of family complex. Deer are running around everywhere enjoying the new legumes and undergrowth that is encouraged now from opening the forest canopy. Several openings now exist that are ideal for planting and establishing new wildlife food plots. Turkeys love it too, come hear them gobbling for a spring mate! A real bonus is a small clear running stream that runs the fern valley in the dead center of the property offering a wonderful place for a small pond to garnish your project. Great host of neighbors are forming a wonderful large tract neighborhood behind the winery without the restraints and financial burden of a useless HOA! If you want to be a part of this rare opportunity, don't wait too long! Friendly neighborhood dogs may come say Hi. They have always been friendly.
